The Opportunity

An established construction consultancy is looking to strengthen its development monitoring team in Bristol.

The role offers the opportunity to take ownership of lender-funded developments across the South West, South Wales, parts of the South Coast and the M4 corridor. Projects vary in scale and sector, with schemes averaging around £10 million in value.

This is a senior monitoring position for someone who wants responsibility for their own instructions, direct contact with funders and the scope to exercise professional judgement. The appointment can be made at Senior Surveyor or Associate Director level, depending on experience.

The Role

You will act as Development Monitor from initial due diligence through construction and completion, providing clear advice on the risks that matter to the lender.

You will review the financial and technical basis of proposed schemes, assess progress on site and advise on drawdown requests. As issues arise, you will need to establish their likely effect on cost, programme and delivery, then explain that clearly to the funder.

You will manage your own portfolio, supported by experienced colleagues within an established monitoring practice and wider construction consultancy.

Key Responsibilities

• Acting as Development Monitor on lender-funded schemes across the region

• Producing initial due diligence and ongoing monitoring reports for lenders

• Reviewing development appraisals, cost plans, cashflows, programmes and procurement arrangements

• Undertaking site inspections and assessing construction progress

• Reviewing drawdown requests and advising on cost to complete

• Identifying risks to budget, programme, quality and delivery

• Monitoring compliance with funding conditions and professional appointments

• Liaising directly with lenders, developers and professional teams

Candidate Profile

• Experience undertaking development monitoring instructions

• A professional background in building surveying, quantity surveying or project management

• Strong understanding of construction cost, programme and delivery risk

• Clear, commercially focused report writing

• Confidence to challenge assumptions and give lenders a well-reasoned view

• Ability to manage instructions and build relationships with funders

• MRICS preferred

An established Associate Director would be well suited to the role, but an experienced Senior Surveyor ready to take on greater responsibility will also be considered.

Ways of Working

The role is based in Bristol, with flexibility around office attendance. Your working week will be organised around site visits, client meetings, reporting and collaboration with colleagues. Office time is based on when it is useful for the work; it may be one or two days in some weeks and less in others.

Package

Salary is £60,000–£75,000, depending on experience and level, plus car allowance, bonus and benefits.
