Development Monitoring Surveyor at Senior / Associate Level

Location: London
Salary: £70,000–£90,000 + Car Allowance + Bonus + Benefits
Working: Hybrid

This is an opportunity to join a growing Development Monitoring team with a strong pipeline of existing work and ambitious plans for further expansion.

I'm recruiting for an established independent property and construction consultancy experiencing increasing demand from lenders, developers and institutional clients.

They are looking for a Development Monitoring Surveyor who can become an important part of the team as it continues to grow.

The opportunity can accommodate somebody at Senior Surveyor through to Associate Director level.

I'm also interested in speaking with experienced Quantity Surveyors or Building Surveyors who have already gained some Development Monitoring exposure alongside their wider consultancy work and would now like to move into a full-time Development Monitoring position.

The emphasis is less on title and more on finding technically capable surveyors with good commercial judgement, an understanding of development risk and the ability to build strong relationships with lenders and clients.

 

The Opportunity

You'll join an established Development Monitoring team within a wider multidisciplinary property and construction consultancy.

There is already a strong pipeline of work, so this isn't a role where you'll be expected to arrive with a book of clients or immediately start generating fees.

The immediate priority is delivery.

You'll work across a varied portfolio of Development Monitoring instructions covering residential, PBSA, mixed-use, commercial and institutional developments.

You'll advise banks, lenders, investors and funding organisations throughout the development lifecycle, from initial due diligence through construction, drawdown and completion.

This isn't a high-volume monitoring environment focused simply on processing reports.

The emphasis is on providing commercially focused technical advice, understanding the risks behind individual developments and building trusted relationships with clients.

For an established Development Monitoring Surveyor, there is considerable scope to progress into larger and more complex projects and take increasing responsibility for clients and the wider team.

Alternatively, if you're an experienced Quantity Surveyor or Building Surveyor who has undertaken Development Monitoring as part of a broader role, this represents an opportunity to specialise and build your career entirely within Development Monitoring.

 

What You'll Do

  • Manage Development Monitoring instructions from appointment through to completion

  • Act as technical adviser to banks, lenders, investors and funding institutions

  • Review development appraisals, procurement strategies, contracts, programmes and project costs

  • Identify and report on construction and development risks

  • Produce high-quality Development Monitoring reports and drawdown recommendations

  • Undertake site inspections and monitor progress against programme and budget

  • Manage relationships with lenders, developers and professional teams

  • Handle multiple live instructions with increasing autonomy

  • Support and mentor less experienced members of the team where appropriate

  • Contribute to client relationships and the continued growth of the Development Monitoring service

 

 

What I'm Looking For

There are two backgrounds that could work particularly well.

You may already be working predominantly or entirely within Development Monitoring, managing your own instructions and advising lenders directly.

Alternatively, you may be an experienced Quantity Surveyor or Building Surveyor who has undertaken Development Monitoring alongside your core consultancy work and now wants to make it the main focus of your career.

You should bring:

  • Development Monitoring experience, either as your principal role or as a meaningful part of a wider QS or Building Surveying position

  • A good understanding of construction delivery, project costs and development risk

  • Experience reviewing projects from a lender or funder's perspective

  • Strong report writing and communication skills

  • Experience dealing with developers and professional teams

  • Good commercial judgement and the ability to identify and communicate project risks

  • The ability to work independently while operating as part of a wider team

MRICS would be preferred.

You don't need to arrive with a substantial client following.

For somebody moving across from a broader QS or Building Surveying role, you also don't need to pretend you've spent your entire career specialising in Development Monitoring. If you've already gained credible exposure to it and want to make Development Monitoring your full-time career, I'd be interested in speaking with you.

The team is growing, creating genuine scope for people joining now to develop with it.

For an ambitious Senior Surveyor, that could mean progressing through Associate and Associate Director level while gaining exposure to increasingly complex instructions.

For somebody already operating at Associate level, it provides the opportunity to take greater ownership of clients, mentor others and establish themselves as an important part of a growing service.

From there, the opportunity can develop with you – whether that's taking on larger projects, progressing through Associate and Director levels, mentoring others or becoming increasingly involved in client relationships and the wider growth of the service.
