Development Monitoring Surveyor – Director Level

Location: London
Salary: £90,000–£105,000 + Car Allowance + Bonus + Benefits

This is an opportunity to take a leading role within a Development Monitoring team with serious plans for growth.

I’m recruiting for an established independent property and construction consultancy with a strong pipeline of Development Monitoring work and increasing demand from lenders and funding institutions.

The immediate priority is delivery.

They need an experienced Associate Director or Director level Development Monitoring Surveyor who can take ownership of major instructions, provide senior technical input and add leadership capacity to an established team.

Importantly, this isn't a Director role where you'll be expected to arrive with a substantial book of clients and immediately start generating fees.

The work is already there.

Initially, the emphasis will be on delivering existing Development Monitoring instructions, managing key client relationships and helping the team deal with its growing workload.

As the team develops, the role will evolve into greater operational leadership, helping recruit and develop additional surveyors, shape the direction of the service and organically develop new clients and workstreams.

The Opportunity

You'll join a small, established Development Monitoring team within a wider multidisciplinary property and construction consultancy.

There is already a strong pipeline of work across residential, PBSA, mixed-use, commercial and institutional developments, advising banks, lenders and funding organisations throughout the development lifecycle.

The team is deliberately looking for somebody who remains technically strong and enjoys delivering monitoring work rather than someone who has moved entirely into management and business development.

You'll take ownership of significant instructions while providing additional senior leadership capacity across the team.

As the team grows, you'll become increasingly involved in its day-to-day leadership – helping recruit and develop surveyors, managing workloads, strengthening existing lender relationships and gradually taking greater ownership of the direction and growth of the service.

The longer-term opportunity is to become a key figure within an expanding Development Monitoring business rather than simply another Director within a large established team.

 

What You'll Do

 

  • Lead complex Development Monitoring instructions

  • Advise banks, lenders, investors and funding institutions

  • Review development appraisals, procurement strategies, contracts, programmes, project costs and development risk

  • Produce and oversee high-quality Development Monitoring reports and drawdown recommendations

  • Manage senior relationships with lenders, developers and professional teams

  • Provide technical leadership and support to other Monitoring Surveyors

  • Help recruit, mentor and develop the team as workload increases

  • Gradually take a greater role in strengthening client relationships and developing new workstreams

What I'm Looking For

 

You'll already have significant Development Monitoring experience and be comfortable advising clients from a lender or funder perspective.

You should bring:

  • Strong Development Monitoring experience

  • Experience managing complex developments from a monitoring perspective

  • A detailed understanding of development risk, construction costs, procurement and project delivery

  • Strong report writing and technical due diligence skills

  • Experience working with banks, lenders, investors or other funding institutions

  • Confidence managing senior client relationships

  • Leadership or mentoring experience

  • The ability to operate autonomously on significant instructions

MRICS would be preferred.

You don't need to arrive with a substantial client following.

The immediate requirement is for someone technically strong who can lead delivery and help manage an increasing workload.

Longer term, there will be plenty of opportunity to develop existing relationships, create new ones and generate additional work as the team expands.

It gives you the opportunity to build something without taking on the risk of starting from zero.
